G&S Investors develops, leases, and manages income-producing properties throughout the New York tri-state area. Since its founding in 1982, G&S has built a reputation for creative problem-solving on complex development sites with physical, economic, and community challenges.
The company began by developing big-box retail projects for national tenants, including ShopRite, Costco, BJ's Wholesale Club, Target, AMC Theaters, and Home Depot. Where others struggled to find suitable sites and secure community support, G&S succeeded by fostering productive relationships with financial institutions, local governments, and community groups across Westchester County, Northern New Jersey, and Long Island.
One of G&S's most notable projects is Metro Plaza, an 18-acre site on the waterfront in Jersey City, New Jersey. G&S transformed the former abandoned railyard into a 240,000 square-foot power center, leveraging state sales tax incentives and generating billions of dollars in economic activity for Jersey City. Through a strategic partnership with the City of Jersey City and the Jersey City Redevelopment Authority, G&S successfully rezoned Metro Plaza for over 6.6 million square-feet of future development rights.
In 2015, G&S broke ground on the first phase of Hudson Exchange, a $200 million mixed-use development that includes 421 residential units and 10,000 square feet of ground-floor retail. Shortly thereafter, G&S broke ground on the second tower of Hudson Exchange, which includes 432 residential units. In 2023, G&S broke ground on Tower 3, which will include a new ShopRite and 802 residential units, and is scheduled to open in Spring 2026.
Upon completion, Hudson Exchange will feature 5,400 apartments, over five acres of publicly accessible open space, and hundreds of thousands of square feet of retail space. Making it one of the largest mixed-use redevelopment projects in the United States.
