Glen Cove, Long Island
The City of Glen Cove is located on Nassau County’s north shore, often referred to as the “Gold Coast”. In 1986, the City issued a Request for Proposal (RFP) for two urban renewal parcels in downtown Glen Cove. There were a number of new modern office buildings in the area and two existing multi-level parking structures that were under- utilized. Many developers had bid on the project, almost all of which proposed additional office development. G&S initated talks with the community in order to solicit their ideas. These discussions revealed that the activity in the city decreased after 5:00 PM during the weekdays and was non-existent on the weekends. Furthermore, retail was severely depressed and families had no outlet for activity in the area.
G&S proposed the construction of a multiplex movie theatre, which was overwhelmingly accepted by the City. G&S then negotiated a deal with Cineplex Odeon to construct a six-screen multiplex cinema that utilized the existing parking facility. G&S also brought in several food establishments, including Long Island’s first Starbucks Coffee, La Famiglia Pizzeria, and Maggie’s Bistro, to compliment the theatre business. This project provided a significant boost to the economic revitalization of Glen Clove.
